BACKGROUND/DISCUSSION:
Construction projects require dedication of certain offsite drainage, water, sanitary sewer, pedestrian access, and utility easements to facilitate the construction of public facilities. The Tricon Development has easements offsite that are required to serve the development. The easements are on unplatted/developed property and will be shown or vacated on future plats as development occurs.
The dedication instruments have been executed by Lorin Boswell, Jr. Enterprises, LLC, JGS GBG Trust, KGP GBG Trust, and TPG III GBG Trust, on behalf of Tricon Development. Upon approval by City Council, these easements will be filed for record and will be reflected in the final plats upon the development of the property.

It is recommended that the City Council accept the offsite easements for recordation in the Deed Records of Tarrant County, Texas.
