BACKGROUND/DISCUSSION:
The City has received a request from the McNeill Family Real Estate Partnership, LP to rezone property located at the northeast corner of N. Knowles Drive and W. McLeroy Boulevard.
Existing Zoning: Office Professional (OP)
Proposed Zoning: Neighborhood Commercial (NC)
Surrounding Zoning:
North: Single Family (SF4)
South: Single Family (SF2)
East: Multi-Family (MF2)
West: Community Facilities (CF)
Ultimate Land Use Plan shows the property as Office Professional (OP) and the property immediately to the east changing from its current Multi-Family (MF2) zoning to Neighborhood Commercial (NC). All other zoning remains the same.
The Planning and Zoning Commission met on July 9, 2019 and voted unanimously to approve the zoning change.
The applicant plans to develop a skilled nursing facility. The use will require a Special Use Permit that was approved by the Planning and Zoning Commission at its August 13, 2019 meeting.
This item was considered at the City Council meeting of July 23, 2019. The City Council delayed action pending the Special Use Permit for the same property so that they could be considered together. Staff re-noticed the action to allow opportunity for additional public comments.
FINANCIAL IMPACT:
N.A.
RECOMMENDATION:
Staff recommends that the recommendation from the Planning and Zoning Commission be approved.
