BACKGROUND/DISCUSSION:
The City has received a request from DR Horton-Texas, Ltd to accept a Special Warranty Deed for property that was previously dedicated to the City by plat. Lot 22X, Block 1, Spring Creek Addition, Phase IIA was dedicated to the City as a Drainage and Utility Easement and Dedicated Parkland. DR Horton requested the action because they were informed by Tarrant County Appraisal District that they will not recognize the conveyance of the property by plat for taxing purposes.

RECOMMENDATION:
It is recommended that the City Council accept the Special Warranty Deed for Lot 22X, Block 1, Spring Creek Addition, Phase IIA and authorize the filing in the Tarrant County, Texas Deed Records.
