BACKGROUND/DISCUSSION:
The City is currently developing plans for Fire Station Number 1 and Fire Administration project located at 700 W. McLeroy Boulevard. The Zoning Ordinance Sec. 8-12 sets the requirements for screening devices and fence regulations. Paragraph B.1. applies to non-residential uses and requires that “A screening device shall be erected along side and rear property lines adjacent to residential districts. The screening device shall be a minimum height of eight feet, unless otherwise approved by city council.”
The proposed plans are calling out for an eight foot wooden fence as required by the Zoning Ordinance with the exception of the fencing existing along the community pool for Willow Creek Estates Addition. The fencing along the community pool is a six foot high cementitious fence and an ornamental metal fence along Amber Drive.
The variance request is to allow the existing six foot fences to remain as the screening device around the pool.
A letter of support has been received from the Willow Vista Estates Home Owners Association.

RECOMMENDATION:
It is recommended that a variance be granted allowing an existing six foot masonry and ornamental metal fence located adjacent to the Willow Creek Estates community pool remain in lieu of an eight foot screening device as required by the Zoning Ordinance.
